McALLEN, Texas – The McAllen City Commission has rejected a rezoning request that would have allowed an 18-wheeler transfer yard, overnight truck parking and repair work near homes on Buddy Owens Boulevard.
The applicant sought to change property at 4716 Buddy Owens Blvd. from single-family residential to light industrial. City staff and the Planning and Zoning Commission recommended denial because of the site’s proximity to residential neighborhoods.
Commissioners approved several other land-use items, including commercial and multifamily changes along Jackson Road and State Highway 107, a smoke-shop permit renewal on North 10th Street and a conditional-use permit for a bar on Nolana Avenue.
The commission also advanced a city-initiated rezoning affecting 212 parcels as McAllen continues its transition to a unified development code. City staff said the broader zoning conversion is about 17% complete.
In separate action, commissioners adopted the 2024 International Fire Code and approved aviation-related infrastructure measures. The fire-code update establishes current construction, inspection and emergency-access standards for new and existing properties.
A sidewalk variance near South 10th Street was tabled after commissioners questioned whether the request was consistent with requirements placed on nearby developments.
